Decision. Walking distance to Hiša Franko means two addresses on a single lane in Staro Selo. Book the restaurant’s own rooms first (Staro selo 1) — they include breakfast and are 30 m from your table, but you can only have them for one night and only if you’re dining [1]. If those are full, book Apartment Žonir at Staro selo 57 — a 5-minute walk down the same lane, with a private sauna and a host who’ll drive you to dinner and back at no charge [5][8]. Anything in Kobarid town (Hotel Hvala, Hisa Rejmr, Apartments Pri Nas) is ~3 km away — a 35–55 min walk on a country road, so plan on a taxi [9][14].

The geography

Hiša Franko — Ana Roš’s three-Michelin-star restaurant [18] — sits in an old farmhouse at Staro selo 1, 3 km west of Kobarid toward the Italian border [2]. Staro Selo is a hamlet of a few dozen houses with a 2002 population of 153 [11]. A lime-tree avenue planted in 1936 lines the road between the two settlements — picturesque by day, dark and unlit at night [10].

That geography forces the answer. Inside the hamlet itself there is almost no commercial lodging beyond the restaurant’s own rooms and the Žonir property at Staro selo 57. Everything else marketed as “near Hiša Franko” actually means in Kobarid town.

The walk-from-bed options

Special Garden breakfast by the brook is widely praised [3] Owner runs a taxi business, drives diners for free [8]

Why the on-site rooms first. They are modest by luxury-hotel standards — no TVs, the restaurant emphasises minimal electronics — but they exist for one purpose: so you don’t have to drive after a 4-hour tasting menu with wine pairings [1]. Reviewers consistently describe staying as “necessary to fully enjoy” the dinner [3]. They sell out months ahead — request the room in the same form as your dining reservation; it is not automatically confirmed [1].

Why Žonir is the only real fallback. It is the only non-restaurant lodging actually inside Staro Selo. Booking.com guests explicitly praise it as “within walking distance of a Michelin-starred restaurant” [6]. One diner’s account: on-site rooms were already full when they secured their reservation, they took Žonir instead, and the host drove them both ways at no charge [8] — the property is operated by VisitSoča Kobarid, which also runs a transfer-taxi service [7].

Not walking distance — taxi options in Kobarid town

These are the closest beds outside Staro Selo. Tripadvisor’s “near Hiša Franko” list opens at 2.0 mi (~3.2 km) [14] — meaning even the closest is a 35–55 min country-road walk [9]. Take a taxi.

Property Where Score Note
Hisa Rejmr Central Kobarid 9.7/10 Booking [15] 2-bed renovated home; couples rate highest
Hotel Hvala (Topli Val) 142 m from Kobarid centre [16] Family-run hotel; the conventional town option
Apartments Hlapi with SPA Trg Svobode 14, Kobarid [7] Same operator as Žonir; sauna + whirlpool per unit
Apartments Pri Nas Goriška cesta 5, Kobarid 4.6/5 Tripadvisor [14] Tripadvisor’s #1 “near Hiša Franko” pick
Apartment and Rooms Hiša Sonca Mučeniška 1, Kobarid centre 3-star guest house with hot tub and sauna

The taxi piece. On-demand taxi is available throughout the Soča Valley [4]. Discover Soča Valley taxi will pick you up, wait through the 3–4 hour meal and return you to your accommodation [17]; pre-book — it is not a rank-up service. Kobarid → Staro Selo is roughly €14–18 [9]. The Nomago bus runs only four times a day on weekdays (€3, 5 min) [9] — useless for a 22:00 dinner finish.

The honourable mention

Nebesa Chalets at Livek are owned by Ana Roš’s parents [12] — the family connection is genuine. They sit on a mountain plateau 7 km from Kobarid [13] — well outside any walking definition, but Hiša Franko meals can be delivered to the chalet [13], which is a different experience to dining in. Not walking distance to dinner, ⚠ but probably the most romantic alternative if you’re driving anyway.

Practical sequencing

  1. Request a dining reservation and the on-site room in the same submission [1]. The room request is reviewed manually; assume it might come back declined.
  2. If declined, book Apartment or Chalet Žonir for the same date [6]; the host’s free transfer removes the taxi problem [8].
  3. If Žonir is also full, pick any well-rated Kobarid-town address and pre-book Discover Soča Valley taxi for both legs [17]. Don’t plan to walk home in the dark on the avenue [10].
