TL;DR. ES:SENZ sits at Das Achental in Grassau, dead-centre of a 30 km circle that overlaps the southeast Chiemsee shore and the Chiemgau Alps. Use the weekend like this:
· Headline day: the Chiemsee boat circuit — Übersee–Fraueninsel–Herreninsel with Schloss Herrenchiemsee. From Übersee/Feldwies (7 km from Grassau) the pier runs only 25 May–22 Sep, four sailings/day[15]; otherwise drive 12 km to Prien/Stock for year-round ferries[25].
· Half-day mountain: Kampenwand (Aschau, 1,669 m, €28–32 RT)[1] or Hochfelln (Bergen, 1,674 m, €30 RT, 15-min gondola)[6]. Both no-hike-required panoramas.
· Rainy-day: Chiemgau Thermen Bad Endorf (iodine thermal, 09:00–22:00, €31–39)[59] or Museum Salz & Moor at Klaushäusl literally between Rottau and Grassau (≤5 km, €4)[77].
· Don't bother: Rauschberg cable car (closed indefinitely for rebuild)[8]; Königssee and Berchtesgaden Salzbergwerk (~60 km, both outside the 30 km radius — feasible but eat the whole day)[91][38].

The Chiemsee day (headline option)
This is the trip everyone in Grassau does at least once, because the lake is on your doorstep and Ludwig II's Versailles is on an island in it.
Getting on the water
Two embarkation points matter from Grassau. Übersee/Feldwies is the closest (~7 km), but the pier runs only 25 May – 22 September, with four daily sailings at 10:00, 11:55, 14:15, 15:50 — Fraueninsel in ~20 min, Herreninsel +10 min[15][16]. Übersee round-trip to Fraueninsel is €12.60 adult / €6.30 child[16]. Prien/Stock (~12 km) is the year-round hub: Prien→Herreninsel €11.50 RT, Inseltour West (both islands) €13.40 RT[14][25]. Bundle the boat with the Chiemsee-Bahn, the world's oldest continuously operated steam tram[48] (since 1887, 1.8 km Prien station→Stock harbour, 8 min, mid-May to mid-September, departures :15 from Prien and :50 from Stock)[19][20].
Herreninsel — Schloss Herrenchiemsee
From the pier it is a 15–20 min walk through woods to the palace, or take a horse-drawn carriage[24]. The New Palace — Ludwig II's unfinished Versailles homage — opens daily 09:00–18:00 (April–24 Oct, last tour ~17:00) and 10:00–16:45 in winter; admission is by guided tour only at €11 / €10 reduced[17][18]. The "Herrenchiemsee Island" combo at €14 (regular) bundles the New Palace, the Ludwig II Museum, the Augustinian Monastery and the 18 May–18 Oct special exhibition; under-18s free[18]. Don't skip the Altes Schloss — the former Augustinian canonry houses the museum on the 1948 Verfassungskonvent that drafted Germany's Basic Law, plus a Johann Baptist Zimmermann-painted library[26].
Fraueninsel — Abtei Frauenwörth
15.5 ha, car-free, ~300 residents[21]. Frauenwörth abbey, founded by Duke Tassilo III in the late 8th century (the abbey itself dates its founding to 772; Wikipedia says 782), is the oldest continuously operating nunnery in Germany; the three-aisled Romanesque minster (built c.1100 on 9th-century Carolingian foundations) has eleven altars and early-Romanesque frescoes[27]. The Carolingian Torhalle dates from c. 850; two ~1000-year-old lime trees (Tassilolinde, Marienlinde) shade the cloister[21]. 45-min guided tours by a nun €6/person, weekday late mornings by appointment[28]. Provisioning: nuns sell marzipan and Chiemseer Klosterlikör; island fishermen smoke fresh Renken in their huts[22].
Swim it instead
Strandbad Übersee in Feldwieser Bay claims southern Germany's longest contiguous sandy beach — 5 km of shallow entry, lifeguard, café June–Sept 09:00–20:00, paid entry with Kurkarte discount[23][53]. A 40,000 m² lido with volleyball and table-tennis[53].
